ABOUT US
Growing up in a construction family and becoming a second generation contractor, my father and peers in the industry taught me the values of excellence and professional courtesy in all levels of construction.
My dad, Jim Papenhausen Sr., was always on the cutting edge of the framing industry and was always developing new and exciting ways to better construction. I was fortunate enough to be involved at an early age in this industry. I started out as a child on construction sites helping my dad before moving to full time in 1983 as a framer at 18 years old. By 1989 I was an assistant foremen on a large track of homes and by 1990 I was running my own framing crew of 100 men.
In the early 90’s I moved my experience into custom homes in Rancho Santa Fe and La Jolla. There I was able to capture the vision of the client’s desires perfectly and make them a reality. I was fortunate enough to work on several luxury homes for a variety of clients such as Joseph Coors, Sydney Frank, Senator Lloyd Benson, Ed Shea, the Spanos Family, and many more. Several of these homes were featured in San Diego Home and Garden Magazine.
In 1998, I worked on my first custom luxury home in Coronado and since then Coronado has been a focal point of most of my construction projects. I am involved in every aspect of the home, from the seeking out of new construction locations, to design and material selections, to completion of every detail of your home. I have also had much success in updating and remodeling existing homes, creating a seamless transition between the existing home and the new addition. In Coronado, I’ve been involved in the construction of commercial properties as well.
Word of mouth and reputation is how I have stayed busy in this industry. I’m very transparent about all parts of your project. I share all bids with my clients so they can see the actual cost of products for their project. My clients get a full explanation of my fee structure which I typically lay out as a flat fee for construction based on the scope of work. Any extras or additions are billed at actual cost plus 2% for my cost of insurance up to $25,000.00
I have developed a Client Selection List to help my clients stay on track with the selections that need to be made. This is a very important part of the project and will help to ensure a timely completion.
